The New Port Richey City Council is taking significant steps toward approving the Villa del Sol development, which plans to create up to 473 rental units on Marine Parkway. This decision follows the council's recent approval of a zoning change to medium-density residential, allowing for a potential density of 20 units per acre on the 23. 69-acre site where Community Hospital once operated. City Manager Debbie Manns highlighted that the development will exclusively offer rental properties, with rent prices designed to be accessible for working individuals while also providing some luxury options. Concerns from council members about potential displacement of long-term residents due to rising housing costs have prompted discussions about balancing affordability with development.
The proposed design includes Mediterranean-style townhomes and apartment buildings, each featuring various amenities like clubhouses, swimming pools, and recreational courts. This development aims to mitigate housing shortages intensified by recent hurricanes that displaced many residents. The council's proactive approach reflects a commitment to addressing local housing challenges while fostering community growth. Collaboration with developer Grady Pridgen has been ongoing for two years to ensure the project meets the needs of the city.
