Adaptable-dwelling, seismic provisions take effect March 10
The BC Building Code (BCBC) 2024 introduces new provisions for adaptable dwellings and seismic design, set to take effect on March 10, 2025. This phased implementation is designed to require only 20% of units in large residential buildings to be adaptable, a significant reduction from the previously proposed 100%. This strategy, developed in response to consultations with the home-building community and current economic challenges, aims to minimize costs while ensuring accessibility in housing. Projects that commenced design work before March 8, 2024, can continue under the 2018 BC Building Code if building permits are secured by March 8, 2027. The new adaptable-dwelling features will include accessible doorways, maneuvering space in essential living areas, and reinforced walls for future installation of grab bars.
In addition to adaptability, the updated seismic provisions aim to prevent structural collapse during earthquakes, particularly in vulnerable regions such as the Capital Regional District. The Province will also investigate how mass timber can offer cost-effective solutions to meet these seismic requirements. Ongoing collaboration with the building sector and accessibility leaders will further support the development of safer, more adaptable homes.
